Stellenbeschreibung

We are seeking a highly motivated and experienced Asset Manager to join our dynamic property portfolio team in Marchtrenk, Austria. The successful candidate will be responsible for optimizing the performance and value of a designated portfolio of commercial real estate assets, focusing on strategic management, financial analysis, tenant relations, and lease management. This role offers an excellent opportunity to contribute to the strategic growth and operational excellence of our extensive portfolio.

Hauptverantwortlichkeiten

• Develop and implement asset management strategies to maximize property value and financial returns.
• Conduct comprehensive financial analysis, including budgeting, forecasting, and performance reporting for the assigned portfolio.
• Oversee lease negotiations, renewals, and tenant relations to ensure high occupancy rates and tenant satisfaction.
• Monitor market trends, property valuations, and competitor activities to identify opportunities and mitigate risks.
• Collaborate with property management, leasing, and development teams to ensure efficient operations and project execution.
• Identify and execute value-add initiatives, including capital expenditure projects and property improvements.
• Ensure compliance with all regulatory requirements, internal policies, and environmental standards.
• Prepare and present regular reports on portfolio performance to senior management.

Erforderliche Fähigkeiten

• Proven experience (minimum 5 years) in commercial real estate asset management.
• Strong financial modeling and analytical skills, including proficiency with discounted cash flow (DCF) analysis.
• Excellent negotiation and communication abilities, with a strong focus on building lasting relationships.
• Proficiency in real estate management software and advanced Microsoft Office Suite (especially Excel, PowerPoint).
• Deep understanding of European real estate markets and investment principles.
• Fluent in English and German (both written and spoken).

Bevorzugte Qualifikationen

• Master's degree in Real Estate, Finance, Business Administration, or a related field.
• CFA, MRICS, or equivalent professional qualification.
• Experience with commercial properties in the CEE region.
• Knowledge of local Austrian real estate regulations and market specifics.
